Leasing Policies

Reservations
1. Please contact us by e-mail to confirm availability and rates or view our reservation calendar

2. Once we have confirmed your requested property and dates are available we will send you a rental agreement via e-mail or fax.

3. This price includes up to 10 guests and is for 7 nights, Saturday to Saturday only. A 50% deposit is required via Check, Money Order or Credit Card (Visa or MasterCard only. Sorry, we do not accept Discover or American Express). The balance, tax and service charge is due 60 days prior to your arrival. We do recommend getting travel insurance through TravelGuard to protect against Acts of God out of your control.

4. You will need to send the balance of the rental fee and the security deposit prior to 60 days before the rental period. Failure to send remaining fees may result in a cancellation of your reservation.

5. You will receive an e-mail or fax receipt each time money is paid.

6. Full confirmation will be sent once your final payment is received.

Refunds:
-With a notice of 3 months or more a full refund (less a $150
processing fee).

- Notice 1- 3 months 70% refund (less processing fee)

- Notice of less than 1 month no refund

- Bookings for Christmas, New Years, and Easter weeks are subject to no refund regardless of time of cancellation.

- 100% of the security deposit will be refunded upon any cancellation.

Check in / Check out
Check out is before 11:00am and check in is after 3:00pm. We will make the best arrangement possible once we find out your arrival time.

Maintenance
Our Villa is maintained in the best condition. However, should any problem arise while you are in the property please notify the caretaker. He will have it fixed ASAP. We strive to make your holiday hassle free.

Guest Responsibilities
Treat the property like you would your own with respect. Any damages to the property or lost items will come out of your security deposit. No unregistered guests are allowed to stay in the Villa. Guests are responsible for the property, its contents and themselves and all other guests during occupancy. Further detailed explanations will be in the rental agreement.
